We work alongside architects, main contractors and developers across Edinburgh and the Lothians, so the technology is part of the build, not retrofitted into a compromise.

Smart home installs work best when the technology is planned alongside the architecture, not bolted on at the end. For more than a decade we have collaborated with practices and contractors in and around Edinburgh on new builds, renovations, listed restorations and conversions. The pattern is the same: bring us in at concept stage, agree the brief, and the rest of the build runs without surprises.

Why bring us in early

Cable routes need to be agreed before the plaster goes up. Cinema rooms need ceiling joists in the right places. Smart lighting needs the right circuits. None of this is expensive at first fix and all of it is expensive to retrofit. We attend design reviews, mark up drawings, and provide the schedule of services your contractor needs to price properly.

What we provide during design

Cable schedules, conduit and back-box positions, rack and cabinet locations, ventilation requirements, network drawings, and lighting load tables. We send it in the format your architect or M&E engineer needs, in good time, with revisions clearly versioned.

First-fix cabling and the build programme

We run alongside the electrical first fix on dates the main contractor sets. We do not hold the build up. Tests are run as the build progresses so issues are caught before the rooms close. Patch panel labelling and rack drawings are handed over at completion, so the next trade knows what they are looking at.

Listed buildings and conservation projects

Most of our heritage work runs through this channel. We meet the conservation officer at design stage, agree which interventions are acceptable, and document everything so listed building consent is not held up by us. Papple Steading in East Lothian is a good example of what is possible when the smart home is designed with the build.
